Do you have a new project in mind? We understand that commercial property conveyancing can be particularly cumbersome due to the number of parties involved in a transaction; such as the Landlord’s solicitors, the superior landlords, the seller`s solicitors (outgoing tenant- if leasehold), the buyer’s solicitors (incoming tenant- if leasehold), the sub-tenants and the guarantors. Examples of an equity transfer could be adding a spouse to the deed after marriage, removing a friend’s name after buying them out their share, or even changing ownership entirely (such as a parent transferring a property to their child).
To remortgage, it’s always the terms and requirements of the new lender that are met. The old lender will simply be paid off with the new borrowed amount. If there’s no lender, a new charge is registered on the property.
A simple will is under the inheritance tax threshold or simply leaving their assets to a few family and friends or charities. With no will in place, the division of your estate falls to intestacy rules which can cause significant problems for loved ones and leave intended beneficiaries completely out of the picture.

Lease Extention
If you have owned a leasehold property for more than 2 years you will often have the right to extend the term of the lease. Properties with short leases are often harder to get a mortgage on, and subsequently difficult to sell, if your lease is coming to 85 years or below, it may be something you wish to consider.

Officially instruct us
You will receive an email with a quote and a link to our official instruction forms. Fill them out and within 24 hours we will email you all the documents and terms you need. If you already have a quote, you can access the forms here.

Sign our initial documents and pay the initial deposit
You will receive our welcome pack with a conveyancing guide, a checklist and 2 documents for signing (electronically or physically your choice). To officially start working on your case we will also require an initial deposit.
