How does the conveyancing process work?

See our interactive purchase flowchart. Note how few steps you will be involved in. We do a lot of work in the background and you will see the progress as we move forward, then once you receive your report you can read it carefully and make an informed decision. 

Every house purchase is different, but in general we will manage everything from dealing with the Land Registry, to stamp duty charges, drawing up contracts, and providing legal advice and guidance throughout the process. Here’s how we work to make your life easier:

  1. Firstly, we’ll talk through your needs and provide you with a competitive quote.

  2. Once you accept the quote, we’ll assign our most appropriate solicitor or property lawyer. They will speak with you and send you the necessary paperwork immediately. We’ll make sure we are on the correct lender panel to carry out the work.

  3. You simply return the paperwork signed, complete with your certified copies of ID and proof of address.

  4. Once we have received the seller’s contract we’ll review it and keep you informed.

  5. We will raise enquiries with the seller and gather any information required.

  6. Once all the information is gathered and any queries have been resolved, your terms will be agreed and a date will be set to complete.

  7. Both sides will exchange and sign contracts. This is the point where the purchase is legally binding.

  8. On the day of completion, money is exchanged and you can pick up the keys to your new home.

  9. We will deal with all of the post-completion formalities, such as arranging your payment of any stamp duty and ensuring your name is on the deeds at the Land Registry.

Can you act on a new build purchase?

By virtue of our location in London we deal with a lot of new build properties. Buying a new build property can be a significant risk; we will be the first lawyers to go through the paperwork and spotting a mistake early can save a lot of stress, heartache and money. We are not affiliated with any developers so you can be sure that we are looking out for your interests from start to finish.

Can You Act For My Lender?

As part of the initial process, we’ll always confirm your lender and make sure we can act for them. We have experience with many types of lenders such as Islamic Mortgages, bridging loans and private loans. It will save time and money when the correct solicitor is assigned from the beginning.

Do I need searches?

The main searches are:

- Local Authority

- Water & Drainage

- Environmental Search

Almost all high street lenders insist upon searches being carried out, they often uncover crucial information about the area the property is in, and if there are  issues that could affect you in the near future. In the final report you will see the parts of the searches we feel are important you know about, and our advice about what they could mean. 

What if I am also selling?

We’ll ideally carry out the conveyancing for both your property purchase and your sale, but we may advise that choosing two solicitors with different fields of expertise could be more advantageous for your situation. We’ll always discuss the options with you and agree the best solution to suit your priorities.
